As of August 17, 2024, homebuyers working with REALTORS® are required to sign a Buyer Representation Agreement before beginning a formal professional relationship. This document is designed to establish clear expectations and ensure full transparency regarding the services your agent will provide and how they will be compensated.

What the Agreement Covers

This agreement transforms a casual search into a tailored partnership by clearly defining:

Duration: The specific length of your working relationship.

Services: A detailed list of the professional tasks and support you will receive.

Compensation: A transparent breakdown of the commission or fee structure.

By signing this document, your agent becomes ethically and legally obligated to act in your best interest, providing you with a roadmap for your home-buying journey.

Why This Agreement Is Now Required

While this may be a new experience for some, many states have successfully utilized similar agreements for years. It is now a nationwide standard mandated by the National Association of REALTORS® (NAR). When the Agreement Applies

Required: Before you begin touring homes with an agent, whether in person or via a live virtual tour.

Not Required: For casual inquiries, general market questions, or visiting an open house on your own.

Note on Compensation: While the agreement outlines your responsibility for the agent’s compensation, it remains a negotiable item. You can still negotiate with the seller to contribute toward these costs as part of your purchase offer.
